Owner Terms of Service

Article 1 — Acceptance of Terms

By registering as an owner or manager of a hotel, hostel, vacation rental, spa, coworking space, or any other type of facility on DayDreamHub (hereinafter referred to as "the Platform"), you are deemed to have agreed to these Owner Terms of Service and the Guest Terms of Service. If you do not agree to these terms, please refrain from registering or using the owner features of the Platform.

Article 2 — Overview of Services

DayDreamHub provides an Owner Panel to owners and managers (hereinafter referred to as "Owner") of hotels, hostels, vacation rentals, spas, coworking spaces, and other facilities, enabling them to list and manage day-use, short-stay, and overnight plans, as well as facility-use plans such as spa and coworking services. DayDreamHub operates as an intermediary platform connecting Owners and guests and is not a party to any transaction conducted between them.

Article 3 — Eligibility

  1. Owners must comply with all applicable laws and regulations governing the operation of their facility and obtain all necessary permits and licenses.
  2. All information provided at the time of registration must be accurate. If any false declaration is found, the account may be suspended or the agreement may be terminated, depending on the nature of the violation.
  3. DayDreamHub reserves the right to approve or reject any registration at its sole discretion.

Article 4 — Owner Panel Features

Upon approval, Owners may access the following features through the Owner Panel.

  1. Reservation Management: Review, approve, or decline reservation requests. Guests will be notified by email upon approval or rejection.
  2. Calendar & Availability Management: Manage blocked dates on a daily basis (double-click to block or unblock). Availability can be synchronized with external systems via iCal calendar integration. (※ iCal calendar integration is currently available as a beta feature.)
  3. Pricing: Set a base rate for each plan.
  4. Plan Management: Temporarily deactivate or reactivate plans without deleting them (Activate/Deactivate).
  5. Sales Reports: View monthly sales reports and export data in CSV format.
  6. Guest Reviews: View reviews submitted by guests after their visit.
  7. Messaging: Communicate with guests regarding reservations and facility use through the Owner Panel's messaging feature.

Article 5 — Responsibility for Listed Information

  1. Owners are responsible for ensuring that all listed information, including facility details, photos, pricing, availability, and check-in/check-out times, is accurate and up to date.
  2. Photos must accurately represent the actual facility and must comply with all applicable advertising regulations.
  3. Owners are responsible for managing availability appropriately prior to approving reservation requests. Any overbooking or double-booking that occurs after a reservation has been confirmed is the sole responsibility of the Owner, and DayDreamHub shall bear no liability for any damages arising therefrom.
  4. DayDreamHub reserves the right to modify or remove any listing that does not meet the Platform's standards.

Article 6 — Reservation Approval and Rejection

  1. Upon receipt of a reservation request, a notification will be sent to the Owner's registered email address. Owners must approve or reject the request within 24 hours as a general rule, and no later than 48 hours from the time the request is received.
  2. Owners are required to maintain an environment that enables them to respond within the above time frame at all times.
  3. If neither approval nor rejection is made within the specified period, the Owner's listing may be suspended or the agreement may be terminated.
  4. A reservation is confirmed at the time the Owner approves the request.
  5. Once a reservation request has been rejected, it cannot be approved again. Owners are advised to carefully review all details before taking action.
  6. If a reservation request is rejected, the guest will receive a full refund.
  7. Guests will be automatically notified by email upon approval or rejection of their request.

Article 7 — Cancellation Policy

  1. Owners may set a cancellation policy for each plan.
  2. If no cancellation policy is set, DayDreamHub's default cancellation policy will apply automatically, under which a 100% cancellation fee will be charged for cancellations made within 24 hours of the time of booking. The applicable cancellation policy will be clearly displayed to guests.
  3. If a confirmed reservation is cancelled at the Owner's discretion, DayDreamHub will issue a full refund to the guest. Depending on the timing of payment from DayDreamHub to the Owner, DayDreamHub may request the Owner to return the equivalent amount of the refund.
  4. If Owner-initiated cancellations occur repeatedly, DayDreamHub may separately invoice the Owner for the commission associated with the relevant reservation. The Owner's listing may also be subject to suspension or termination of the agreement.
  5. If a guest submits a cancellation request through their account page, the reservation will automatically transition to a cancelled status. Refunds will be processed by DayDreamHub in accordance with the cancellation policy set by the Owner.

Article 8 — Fees and Payment

  1. DayDreamHub charges a commission of 10% of the plan price for each confirmed reservation. Payment to the Owner will be made after deducting the applicable commission from the plan price.
  2. Owners are advised to take DayDreamHub's 10% commission into account when setting plan prices.
  3. Plan prices must include all applicable taxes, service charges, and any other fees.
  4. If any charges, such as a city tax or resort fee, are required to be collected directly from the guest at the time of check-in, they must be clearly stated in the plan's Description field.
  5. Listing on the Platform is free of charge. Commission fees are only incurred upon confirmed bookings.
  6. DayDreamHub reserves the right to revise the commission rate upon prior notice to the Owner.

Payment Schedule

  1. As a general rule, payment will be made to the Owner by DayDreamHub no later than the check-in date. The completion of payment is defined as follows for each payment method.
    • PayPal / WISE: Payment is deemed complete upon completion of the transfer procedure.
    • Virtual Credit Card (VCC): Payment is deemed complete upon sharing of the card details.
    • Bank Transfer: Payment is deemed complete upon completion of the transfer procedure.
  2. If the check-in date falls within 2 days of the reservation confirmation date, payment will be made no later than the day following the check-in date.
  3. If the amount to be paid via bank transfer is less than USD 100, payment will be accumulated and processed once the total amount exceeds USD 100, with transfer fees covered by DayDreamHub. However, if the Owner agrees to bear the transfer fees, payment may be processed even if the amount is less than USD 100.
  4. The payment completion standards set forth above refer to the point at which DayDreamHub has completed the payment procedure on its end. Please note that there may be a delay between the completion of the transfer and the actual reflection of funds in the Owner's account or payment service, depending on the processing times of the relevant financial institution or payment provider.

Article 9 — Guest Reviews

  1. Guests may submit a review after their visit. Reviews will be displayed on the facility's page.
  2. Owners may request the removal of a review by contacting [email protected]. However, the decision to remove a review shall be made at the sole discretion of DayDreamHub. DayDreamHub may conduct inquiries with the Owner or the guest as part of its assessment.
  3. DayDreamHub reserves the right to remove any review that it determines to be in violation of its guidelines.
  4. Any manipulation, suppression, or fabrication of reviews is strictly prohibited and may result in account suspension or termination of the agreement.

Article 10 — Messaging

  1. Owners may receive and respond to messages from guests regarding reservations and facility use through the Owner Panel's messaging feature.
  2. The messaging feature must be used solely for communication purposes related to reservations and facility use. Solicitation, marketing, and any attempt to redirect guests to complete bookings outside of the Platform are strictly prohibited.
  3. In the event of a violation of the above prohibitions, DayDreamHub will issue a warning to the Owner. If the violation continues after the warning, the Owner's listing may be suspended or the agreement may be terminated.
  4. DayDreamHub reserves the right to review messages to verify compliance with these Terms of Service. The handling of messages shall be governed by Article 11 of the Privacy Policy.

Article 11 — Prohibited Conduct

The following actions are strictly prohibited. In the event that a violation is identified, DayDreamHub will issue a warning. If the violation is not remedied or is deemed to be of a serious nature, the Owner's listing may be suspended or the agreement may be terminated.

  1. Providing false or misleading information in any listing.
  2. Continuing to list a facility that is not actually available for use.
  3. Submitting a false reason for a cancellation.
  4. Directing guests to complete bookings outside of the Platform for the purpose of circumventing commission fees.
  5. Discriminating against guests on the basis of nationality, race, gender, religion, disability, or any other ground.
  6. Using guest personal information for any purpose other than the provision of services, or handling guest information in violation of applicable data protection laws.
  7. Engaging in any form of pressure or retaliatory conduct toward guests in connection with their reviews.
  8. Transferring or selling the Owner Panel account to a third party without prior authorization. If an account transfer is required due to a change in management company or similar circumstances, the Owner must contact DayDreamHub in advance at [email protected]. Shared use of the account by staff members within the same facility is permitted.
  9. Using DayDreamHub's logo, brand name, or trademarks without authorization.
  10. Unauthorized access to or tampering with DayDreamHub's systems or data.
  11. Any conduct that interferes with the normal operation of the Platform.
  12. Registering or using the Platform for the purpose of competitor research or intelligence gathering.
  13. Interfering with or manipulating the listings or reviews of other Owners.
  14. Submitting false reports or statements to DayDreamHub's support team.
  15. Providing services that are inappropriate for minors.
  16. Registering or using the Platform while being a member of, or having a close association with, any antisocial forces.

Article 12 — Suspension and Termination

  1. In the event of a violation of these Terms of Service, a decline in service quality, or repeated complaints from guests, DayDreamHub will issue a warning to the Owner. If no improvement is observed following the warning, DayDreamHub may temporarily suspend or terminate the Owner's account.
  2. During a temporary suspension, the Owner's listing will be hidden from the Platform and the acceptance of new reservations will be suspended.
  3. If an Owner wishes to terminate their agreement, they must contact DayDreamHub at [email protected]. If any confirmed reservations remain at the time of the termination request, the Owner must cancel all such reservations before the termination can be processed. Any cancellations made in this context shall be handled in accordance with the provisions set forth in Article 7.
  4. If DayDreamHub initiates a termination of the agreement, the same process will apply in the event that confirmed reservations remain.
  5. Upon termination, the Owner's listing will be removed from the Platform.

Article 13 — Intellectual Property

  1. By uploading photos, text, or other content to the Platform, the Owner grants DayDreamHub a non-exclusive license to use such content for the purposes of operating and promoting the Platform, including use in social media posts and marketing materials, as well as for service improvement and analytical purposes.
  2. The license granted under this Article shall terminate upon the cancellation or removal of the listing. However, content that has been published on social media, blogs, or other media from which the removal of content specific to an individual facility is technically impracticable may continue to be used after termination.
  3. Any content provided by the Owner shall be used solely for the purpose of introducing and promoting DayDreamHub and the relevant facility. DayDreamHub shall not use such content in any manner that is detrimental to the reputation of the facility or in any negative context.
  4. The Owner warrants that any content uploaded to the Platform does not infringe upon the intellectual property rights of any third party.

Article 14 — Disclaimer and Limitation of Liability

  1. DayDreamHub shall not be liable for any damages arising from the services provided by the Owner, disputes between the Owner and guests, or the interruption of third-party services, including payment service providers.
  2. DayDreamHub shall not be liable for any suspension or interruption of the Platform resulting from system failures, scheduled maintenance, cyberattacks, or any other cause beyond DayDreamHub's reasonable control.
  3. DayDreamHub's liability shall be limited to the amount of commission received in connection with the relevant reservation.
  4. In the event that a force majeure event as defined in Article 9, Section 4 of the Guest Terms of Service occurs, DayDreamHub shall not be liable for any damages or losses attributable to such event. The handling of cancellations and refunds arising from force majeure events shall be governed by the provisions of Article 9, Section 4 of the Guest Terms of Service.
  5. In the event that a guest submits a cancellation or modification request on the grounds of force majeure or special circumstances, DayDreamHub will share the relevant documentation with the Owner and enter into consultation regarding the appropriate course of action. The Owner shall respond to any such consultation request from DayDreamHub in good faith. The final decision regarding the cancellation or modification shall be made through mutual agreement between the Owner and DayDreamHub.

Article 15 — Amendments to These Terms

DayDreamHub reserves the right to amend these Owner Terms of Service at any time. Owners will be notified of any material changes via email or through the Owner Panel. Continued use of the Platform following any such amendment shall be deemed acceptance of the revised Terms of Service.
